WET STRUCTURES

Weather intrusion into the building envelop can happen on any job. This moisture must be removed as quickly as possible to prevent future damage, or mold growth.

MOISTURE CHARGE BACKS

Mold growth can occur within 48 hours. Mold requires high moisture levels which equate to about 70% RH. This is the easiest variable to control and prohibit mold growth. ADHESIVE WARRANTIES

The warranty provided by the manufacturers of adhesives typically include specific information about the need to control the moisture content of the floor during the installation of their product. You can eliminate charge-backs due to adhesive failures causing delamination and buckling. Moisture is a byproduct of the construction process. The average new 2000 square foot home contains, on average, five tons of moisture that must evaporate from the structure.

CUPPING AND GAPPING OF HARDWOOD FLOORS

Wood is a hygroscopic material. It responds to humidity levels by expanding and contracting. Wood should be allowed to acclimate to the environment it will be installed in. Wood should be installed in an environment that is kept between 40% and 60% RH. Failure to control the humidity or moisture content while installing hardwoods can result in charge-backs due to cupping and gapping.

PAINT AND DRYWALL PRODUCTIVITY

Paint and drywall drying times can be dramatically reduced by controlling the temperature and humidity level during the construction process. Good joint compound drying can occur in as little as 2 hours. In extreme conditions, it can take two or more days. Paint drying is affected in a similar manner. Ensure there isn’t lost time between coats and finishing.

LEAD/ASBESTOS/MOLD

Recent legislation requires HEPA air scrubbers for asbestos removal and HEPA filtration during lead abatement on all houses built before 1978. “Ventilation of the regulated area to move contaminated air away from the employee’s breathing zone to a filtration or collection device equipped with a HEPA filter.”
